We are thrilled you have chosen Solomons Studio as the place to bring your creative vision to life! Below is an overview of our policies, rules, and restrictions. These terms are in place to ensure the Studio is a safe, enjoyable, and professional environment for all who walk through our doors.

RESERVATIONS

• Your rental period begins and ends at the times selected during booking. This includes setup, breakdown, and cleaning.

• The Studio must be cleaned and vacated by the end of the rental. Late exit will result in additional charges at the current studio rate.

• Late entry does not extend your booking.

• No prior drop-off or pick-up of equipment, props, or décor is allowed unless pre-approved. Additional fees may apply.

• Early or extended hours must be arranged and paid for before your rental begins.

• No props, equipment, or decorations may be attached to or placed near the windows.

• Solomons Studio has 24/7 surveillance for your safety and the protection of the space.

Payment Note: Solomons Studio is owned and operated by Photography By Kylee, Inc. Transactions will appear as PHOTOGRAPHY BY KYLEE INC. on your statement. Disputes will cancel your booking, block future rentals, and require repayment plus a $100 dispute fee.

Liability: Solomons Studio is not responsible for injury, damage, or loss during rental. Renter agrees to cover any damages caused to the space.

Reminder: Solomons Studio is a rental space only. Photographers are not included. If you need a photographer, please reach out prior to booking.

CANCELLING OR CHANGING YOUR RESERVATION

• All payments are final.

• You may reschedule at no additional charge up to 2 hours before your start time.

• Cancelled reservations will be issued as a credit equal to the hours booked. Credits must be used within 1 year and cannot be split into separate bookings.

SMALL EVENT RENTALS

• Maximum capacity: 30 people.

• Select “Add Event Fee” at checkout to cover additional cleaning and time.

• Day-of insurance is required. Proof must be submitted to info@thesolomonsstudio.com at least 14 days prior to your event.

• Failure to provide insurance will result in cancellation without refund.

• Furniture requests (removal of small items, use of cocktail tables, etc.) must be submitted 14 days in advance. Large items, rolling backdrops, holiday sets, and tables cannot be removed.

• You may bring your own tables/chairs. A vendor list is available upon request.

RESTRICTIONS

• Furniture may be moved only with floor protectors in place. Damage fees apply for scratches or misuse.

• Holiday/seasonal sets (Valentine’s, Spring, Fall, Christmas) cannot be moved. Requests may be submitted for staff assistance at a $150 fee. Unauthorized movement will result in a $250 fee.

• Studio props may not be taken outside. Shooting outdoors in common areas is allowed.

• Thermostats may be adjusted but must be reset (75° cool / 65° heat). Failure = $25/hr fee.

• No smoking, glitter, sparklers, or drugs. Confetti is allowed but must be fully cleaned up.

• Food/drinks are welcome but must be disposed of properly. Alcohol must comply with TABC rules (no sales permitted).

• Keep noise levels reasonable. No vulgar or offensive music/words.

• Children must be supervised.

• Candles must be in holders that prevent wax drips.

• Use only command strips on walls/doors. Nothing may hang from windows.

• Setup and breakdown must fit within your rental time.

• Subleasing the studio is prohibited.

• Staff may monitor rentals and terminate any in violation of policies.

PET POLICY

• Pets are welcome but must be leashed or held at all times.

• Pets may use furniture but renters must bring supplies to clean up hair or accidents.

• All waste must be bagged and disposed of in the back dumpster.

• Violations = $100 minimum fee plus damages.

BOUDOIR POLICY

• Explicit sexual activity is prohibited.

• Surveillance cameras are active for your protection.

• Changing of clothes should be done in the bathroom for privacy.

• While natural light windows are available, please remember the Studio shares a commercial building. Privacy shades are installed for use.

FURNITURE, DAMAGE & CLEANING

• The Studio reserves the right to update furniture, props, and backdrops at any time. Current inventory is listed on our website.

• All items must remain in the same condition they were found. Holiday sets may not be moved. Unauthorized movement = $250 fee.

• Any damage must be reported immediately. Renters are liable for damages to floors, furniture, or building.

• Cleaning: Renters must reset the Studio for the next client. Leftover items, trash, or décor must be removed.

• Failure to return the Studio to its original condition will result in a $250 minimum cleaning fee, with higher charges at the owner’s discretion.

• Damage fees: $250 plus full repair/replacement cost. Nonpayment will result in permanent ban and potential insurance claim.

Confirmation Email & Access Instructions

The Renter acknowledges that they will receive a confirmation email upon completion of their booking. This email contains important information regarding studio access, procedures while in the studio, and departure instructions. The Renter agrees to read this email carefully and in full. Solomons Studio is not responsible for any missed studio time resulting from failure to follow the provided instructions.
